IS THE ECONOMY DRAGGING UP REAL ESTATE?

Driven by strengthening private domestic demand, economic growth is expected to accelerate modestly this year and drag last year’s unspectacular housing activity upward, according to Fannie Mae’s Economic & Strategic Research Group.

Fannie’s analysts say that amid continued low gasoline prices, firming labor market conditions, rising household net worth, improving consumer and business confidence and reduced fiscal headwinds, the economy is expected to climb to 3.1% in 2015, up from the a previous estimate of 2.7% in the prior forecast.

The stronger economic backdrop should lead to improving income prospects, underpinning a higher rate of household formation in 2015.

“Our theme for the year, Economy Drags Housing Upward, implies that both housing and the economy will pick up some speed in 2015, but that the economy will grow at a faster pace,” said Fannie Mae Chief Economist Doug Duncan. “We have revised upward our full-year economic growth forecast to 3.1% for 2015, which is not yet robust but still an improvement over last year’s growth. Consumer spending should continue to strengthen due in large part to lower gas prices, giving further support to auto sales and manufacturing. We believe this will motivate the Federal Reserve to begin measures to normalize monetary policy in the third quarter of this year, continuing at a cautiously steady pace into 2016 and 2017, likely keeping interest rates relatively low for some time.”

“Strength in the broader economy, accompanied by continued employment growth and meaningful income growth, should contribute to some improvement in housing activity this year,” said Duncan. “Given historically low mortgage rates and a gradual easing of lending standards, our forecast calls for a 5.8% increase in total home sales for the year. Most of that is likely to come from growth in existing home sales, but we expect the rising share of new home sales to lead to a healthy increase in single-family construction of about 19%, or 765,000 units. Although we don’t view this as signaling a breakout year for housing, we do expect to see broad-based improvement in 2015 following a disappointing and uneven year for the housing recovery in 2014.”

9 Foods to Help You Lose Weight

No doubt: Weight loss comes down to simple math. You have to eat fewer calories than you burn."Certain foods can help you shed body weight," says Heather Mangieri, RD, a spokeswoman for the Academy of Nutrition and Dietetics, "because they help you feel full longer and help curb cravings."

1. Beans

Inexpensive, filling, and versatile, beans are a great source of protein. Beans are also high in fiber and slow to digest. That means you feel full longer, which may stop you from eating more.

2. Soup

Start a meal with a cup of soup, and you may end up eating less. It doesn’t matter if the soup is chunky or pureed, as long as it's broth-based. You want to keep the soup to 100 to 150 calories a serving. So skip the dollops of cream and butter.

3. Dark Chocolate

Want to enjoy chocolate between meals? Pick a square or two of dark over the milky version. In one study, chocolate lovers who were given dark chocolate ate 15% less pizza a few hours later than those who had eaten milk chocolate.

4. Pureed Vegetables

You can add more veggies to your diet, enjoy your "cheat" foods, and cut back on the calories you’re eating, all at the same time. When Penn State researchers added pureed cauliflower and zucchini to mac and cheese, people seemed to like the dish just as much. But they ate 200 to 350 fewer calories. Those healthy vegetables added low-cal bulk to the tasty dish.

5. Eggs and Sausage

A protein-rich breakfast may help you resist snack attacks throughout the day. 
In a study of a group of obese young women, those who started the day with 35 grams of protein -- that’s probably way more than you’re eating -- felt fuller right away. The women ate a 350-calorie breakfast that included eggs and a beef sausage patty. The effect of the high-protein breakfast seemed to last into the evening, when the women munched less on fatty, sugary goods than the women who had cereal for breakfast.
6. Nuts

For a great snack on the run, take a small handful of almonds, peanuts, walnuts, or pecans. Research shows that when people munch on nuts, they automatically eat less at later meals. 

7. Apples

Skip the apple juice and the applesauce and opt instead for a crunchy apple. Whole fruit blunts appetite in a way that fruit juices and sauces don’t. 
One reason is that raw fruit has more fiber. Plus, chewing sends signals to yourbrain that you’ve eaten something substantial.

8. Yogurt

Whether you prefer Greek or traditional, yogurt can be good for your waistline. 
A Harvard study followed more than 120,000 people for a decade or longer. Yogurt, of all the foods that were tracked, was most closely linked to weight loss.
That doesn't prove that yogurt caused weight loss, but it stood out among other foods.

9. Grapefruit

Yes, grapefruit really can help you shed pounds, especially if you are at risk fordiabetes
Researchers at Scripps Clinic in San Diego found that when obese people ate half a grapefruit before each meal, they dropped an average of 3 ½ pounds over 12 weeks. Drinking grapefruit juice had the same results. 
But grapefruit juice doesn't have any proven "fat-burning" properties -- it may just have helped people feel full.
Be careful: You cannot have grapefruit or grapefruit juice if you are on certain medications, so check the label on all your prescriptions, or ask your pharmacist or doctor.

Load your shopping cart with lots of lean protein, fresh veggies, fruit, and whole grains, says food scientist Joy Dubost, PhD, RD. The most important thing, when it comes to lasting weight loss, is the big picture of what you eat, not specific foods.

SELLING YOUR HOME THIS SPRING

If you want to sell your home this spring, prepare for pent-up buyer demand.
Spring might be an even livelier home-selling season this year because homebuyers want to act before interest rates or home prices rise.
Even so, buyers insist on good deals. Even in seller's markets, where the supply of homes for sale can't meet demand from buyers, the overpriced homes are at a disadvantage.
We're seeing competing offers for some homes, but houses with too-high asking prices aren't selling at all.
Three things sell a home in any season: location, condition and price.
If one of those three isn't good, your home may not sell, but you can always compensate for a less-than-perfect location with a better price.
Here are five tips to sell your home this spring.
Buyers decide within 60 seconds of seeing a home whether they want to consider buying it.
People know immediately something will fly, so you need to make sure you don't turn them off before they get in the door.
Trim trees and bushes so buyers can see the house, and pressure-washing the driveway, front walk, house and patio. He suggests cleaning and painting the front door because buyers must linger at the door while they wait for the agent to open the lockbox.
Add colorful flowers to sell your home this spring and cleaning the windows so they sparkle inside and out. She suggests putting down mulch at least a few days before an open house so the smell fades before prospective buyers arrive.

Sellers need to go through all of their furniture and closets with a discerning eye to eliminate clutter and then go back again.
If you have 17 sweaters, you need to pare it down to two, so your closets look bigger. Pack up anything you want to keep, and put it off-site in a pod or a storage unit because you want your home to look like it always has plenty of space in all the closets."
Be mindful of your senses, especially sight and smell.
If you have dark corners in the house, get rid of clutter in those areas, paint them a light color and reflect the color with lighting. If you have a pet, clean the carpets and open the windows to air out the house. Clean or get rid of your drapes if they carry a pet odor."


If you know a home inspector is going to find something wrong with your house, go ahead and fix it first.
If you haven't maintained your home, you may want to hire your own home inspector before your home goes on the market so that you can make appropriate repairs before you try to sell it.
It usually costs less to fix things before a home inspection, so she brings in an electrician to make sure the electrical panel has been updated and, if needed, a plumber before a listing goes on the market.

She says more buyers are using mobile phones and tablets to search for homes, so marketing materials should be easy to navigate from those devices, too.

25 WEIGHT LOSS TIPS



This is the time of year when many people gear up to lose weight.....before the holidays begin.  Here are 25 tips that may be of help if you're staring at the scale in dismay. If the list of 25 seems daunting, add them into your routine 5 at a time. Don't overwhelm yourself.
Q: How do you eat an elephant? A: One bite at a time.

1. Set a realistic weight-loss goal. Most experts recommend aiming for half a pound to 2 pounds a week.
2. Keep track. Dieters who keep track of everything they eat lose twice as much weight as those who don't, research shows.
3. Motivate yourself. Get a pair of jeans or pants that are too tight and hang them in the kitchen instead of the closet to keep yourself inspired.
4. Get help from family and friends. Dieters who have support from a partner at home lose more weight than those who don't, studies show.
5. Move it to lose it. Research shows that people who do physical activities such as walking or biking for two to four hours a week during weight-loss efforts lose an extra 3 to 5 pounds over a year.
6. Pay attention to portions. A 3-ounce portion of meat, poultry or fish is about the size of the palm of your hand or a deck of cards; 1 teaspoon of butter or margarine, a standard postage stamp; a cup of cold cereal, berries or popcorn, a baseball; 4-inch pancake or waffle, the diameter of a CD.
7. Clean out your pantry and refrigerator. Get rid of the foods that sabotage your weight loss.
8. Create "a dinner deck." This would include 10 favorite quick and healthful dinners written on index cards. Each card should list the ingredients for the recipe on one side and directions for making it on the other.
9. Avoid hunger. Eat regular meals and snacks. Make sure you have some protein foods such as yogurt, tuna, beans or chicken for most meals. Some research suggests that protein helps you feel full longer.
10. Keep produce on hand. Place a bowl of vegetables such as broccoli, snap peas, cucumbers or carrot sticks in the refrigerator. You can eat them as a snack or when preparing meals to take the edge off your hunger.
11. Stock up on "impulse fruits." Keep things like grapes, clementines, small apples, small bananas and pears around the house. These foods are easy to eat without having to do much cutting and slicing.
12. Make some stealth changes. That will get everyone in the family eating healthier. Buy low-fat 1% or skim milk, low-fat cream cheese and reduced-fat cheese instead of the full-fat versions. Use them in recipes to cut the fat and calories.
13. Cut out liquid calories. Eliminate soda and sugary drinks such as sweetened iced tea, sports drinks and alcoholic beverages. Liven up the taste of water by adding lemon, lime, cucumber or mint.... or my favorite, the new product Mio. Choose skim and 1% milk.
14. Practice the "Rule of One." When it comes to high-calorie foods, you won't go wrong if you allow one small treat a day. That might be one cookie or a fun-sized candy bar.
15. Pace, don't race. Force yourself to eat more slowly and savor each bite.
16. Hydrate before meals. Drinking 16 ounces, or two glasses, of water before meals may help you eat less.
17. Downsize plates, bowls, glasses, silverware. Using smaller versions of your serving ware will help you eat less food naturally.
18. Adopt the motto "after 8 is too late" for snacks after dinner.
19. Buy a pedometer. Health experts recommend taking at least 10,000 steps a day, which is roughly 4 to 5 miles, depending on your stride length.
20. Treat yourself occasionally. If your chocolate craving is getting to you, try diet hot-chocolate packets. If you need a treat, go out for it or buy small prepackaged portions of ice cream bars. If you love chocolate, consider keeping bite-size pieces in the freezer.
21. Dine at a table. Eat from a plate while seated at a table. Don't eat while driving, lounging on the couch or standing at the fridge.
22. Dine out without pigging out. Figure out what you are going to eat in advance. Get salad dressing on the side. Restaurants usually put about one-quarter cup (4 tablespoons) of dressing on a salad, which is often too many calories. Best to stick with 1 to 2 tablespoons. Dip your fork into the dressing and then into the salad.
23. Get plenty of sleep. Scientists have found that sleep deprivation increases levels of a hunger hormone and decreases levels of a hormone that makes you feel full. The effects may lead to overeating and weight gain.
24. Weigh yourself regularly. That's what successful dieters and those who manage to maintain weight loss do. Some step on the scales once a week. Others do so daily.
25. Reward yourself. When you meet your incremental weight loss goals, say losing 5 pounds, treat yourself to something — but not food. Buy a CD or DVD you've been wanting or go out to a movie with a friend.

House Facts From The Census

Fun Housing Facts
The United States Census Bureau recently released some fun facts related to housing across the country, based on data for 2010. Here are just a few highlights from the release that you may find interesting…and may want to pass on to others.

Heating Our Homes
  • 57 million = Number of houses heated by utility gas.
  • 2.2 million = Number of houses heated by wood.
  • 38,010 = Number of houses heated by solar energy.
From Home to Work
  • 25.3 minutes = Average time workers across the country spent getting from home to work.
  • 31.8 minutes = Longest commute time in the nation, which belonged to Maryland residents.
  • 16.1 minutes = Shortest commute time in the nation, which belonged to North Dakota residents.
Home Sweet Home
  • 2,392 square feet = Average size of a single-family house built in 2010. That number was down a little from 2,438 square feet in 2009.
  • 131.7 million = Number of housing units counted in the 2010 Census. Compare that to 37.2 million in the first housing census, which was conducted in 1940!
Bonus Fact!
The first housing census in 1940 featured 31 housing questions - including some we may find odd today, such as whether the house had a radio…toilets or an outhouse…electric lighting…and running water.
Conversely, the 2010 census only included two housing questions: (1) whether the home was owned or rented and (2) whether the respondent sometimes lived or stayed somewhere else. The number of housing questions in the census has dropped because we now ask a number of housing questions in the American Community Survey, which is sent to about 3 million households nationwide every year.
Over the years, housing has really changed. But regardless of the time or location, 
 one thing remains the same…there's no place like home!

MOTIVATION TO WORKOUT

Many times an individual will begin an exercise program, only to lose all of their motivation to workout within a month of starting. Over time, the person’s exercise routine and motivation may slowly dwindle from working out multiple days a week to none. This is a common problem and many people say to themselves, “I need motivation to workout”. One of the issues is that a person may start working out with misinformation about the plentiful benefits of exercise.

This will cause a lack of motivation to workout. I'm going to discuss a variety of ways for you to gain long lasting motivation to exercise, so that you can avoid the cycle of starting and stopping work out programs.

One of the main reasons an individual begins an exercise program is to lose weight. Working out is an excellent way to manage your weight and burn more calories. This does not mean that regular, sometimes boring, weight lifting or cardiovascular exercises are the only options. In order to develop a true motivation to work out, variety and creativity is a big factor. Playing a pickup game of basketball or taking an exercise class with friends are great ways to keep things interesting and prevent you from quitting on yourself and giving up on your goals

Besides keeping your body fit, regular work outs will assist in improving your overall health in a variety of ways. One of the main body parts to benefit is the heart. Exercising will keep your heart running strong and healthy by increasing blood flow and decreasing beats per minute. Other benefits include keeping cholesterol and blood pressure at healthy levels, preventing certain conditions such as cancer and diabetes, and improving circulation.


The final benefit to help you to find motivation to work out is mental health. Twenty to thirty minutes of physical exercise a week can go a long way in helping you manage stress, anxiety and depression. It is thought that regular strenuous exercise can release chemicals in your brain such as endorphins and dopamine to help you feel better and increase your stress tolerance. This is a great way to avoid prescription medicines and give you a natural alternative that works. Regular exercise will also reduce skeletal muscle tension in your body that anxiety often causes. You will feel less “uptight” and more relaxed in every situation.

Many complaints that I have heard is that people are having trouble finding motivation to work out in the morning, which is commonly the only alotted time available for many people. Overcoming this issue is all about getting used to it and forming a new habit. I recommend setting a goal to work out in the morning for 30 days straight. Many people say that a habit takes 21-30 days to form. The reason we say only 30 days is that there appears to be a finish line to the individual. If a person can see an end date, it will be easier to complete the 30 days. After the person completes the initial 30 day period, they have formed a new habit and they do not actually stop their exercise routine. So whether the morning or evening after work works best for you - form a habit

I hope that you will internalize these benefits and strongly consider them when you are on the fence about working out one day. Exercise has countless benefits and it is awesome to be able to enjoy it regularly. It is my hope that you can avoid having no motivation to work out ever again.
